Cancellation & refund policy.
Plans change. The policy below is what's in the rental agreement; if your situation is unusual, call me and we'll figure it out.
Refund schedule
30+ days before check-in
Full refund of everything paid, minus a $25 admin/processing fee.
14–29 days before check-in
50% refund of everything paid (deposit + any balance charged).
Within 14 days of check-in
Deposit is non-refundable. If we successfully rebook the dates, you'll get a refund minus a $50 rebooking fee.
Within 72 hours of check-in / no-show
No refund. Same rebooking offer if we can fill the dates.
The balance charge
The 50% balance auto-charges to the card on file 14 days before check-in. We email you a week ahead as a reminder. If the card fails, we'll reach out — the booking isn't confirmed until the balance is paid.
Damage & incidentals
Accidents happen. Report damage right away and we'll usually just absorb it. Serious damage may be charged to the card on file per the rental agreement you signed at booking.
Travel insurance
For trips far in advance or weather-sensitive plans, consider trip insurance through a third party — we don't sell it but it's an easy add-on through most travel sites.
Force majeure
For events outside anyone's control — extreme weather closing roads, TVA lake drawdowns affecting access, regional emergencies — we offer a credit for a future stay rather than a refund. Reasonable people, reasonable outcomes.
